Competitively awarded by a unanimous vote of the Santa Monica City Council, the vision for 1318 4th St. is to create a mixed-use, mixed- income development in the heart of Downtown Santa Monica just one block from the world famous Third Street Promenade. The project will provide homes for individuals currently living on the streets of Santa Monica interspersed with low-income families and individuals already living or working in Santa Monica. 4507 Main St. will be serving the formerly unhoused persons earning 30% or less than the Area Median Income (AMI), and families earning at 60% AMI. This 4-story Type-V development will offer 375 sq. ft. studio units with ground floor parking. Nevin Plaza I is the first of a two-phase project that would reconfigure the existing building (phase I) and construct a new building (phase II) to provide two distinct housing types to serve seniors and persons with special needs.
